Aire Park through the seasons 2025

As we come to the close of the year, we’re taking this opportunity to reflect on all of the exciting developments that have taken place throughout 2025 here at Aire Park.

We kicked off the year by welcoming law firm Devonshires as our first commercial tenant to 3 South Brook Street. Taking 6,157 sq ft across the 6th floor of the building. The firm’s new home includes meeting rooms, collaboration spaces and space for its now 41-strong team. Shortly after this, we also welcomed pensions provider TPT, interactive investor and the first or our retail tenants, Tesco.  This year 1 & 3 South Brook Street were also recognised as BREEAM Excellent, marking a major milestone in our commitment to delivering sustainable commercial space in the heart of Leeds.

With new businesses joining the Aire Park community, we also opened a new road and reintroduced an 18th century street name through the official opening of South Brook Street. The new road which connects Meadow Lane and Crown Point Road enables access into our growing commercial district, which once complete will feature seven buildings with 700,000sq ft of Grade-A office space. South Brook Street will also be home to over 10,000 workers, alongside 40,000 sq ft of retail space with a front row seat to the largest new public park in the UK.

The first half of the year also saw us receive planning permission for our first residential buildings at Aire Park which will deliver 418 build to rent homes across seven buildings on the corner of Crown Point Road and Bowman Lane. Featuring a mix of studio, one, two and three-bedroom apartments, the new buildings also include 44 affordable homes and form the first of over 1,350 new homes within the completed Aire Park.

Speaking of the park, summer 2025 marked a much-anticipated milestone as we opened the first section of our public park. It was our pleasure to cut the ribbon and welcome the people of Leeds to come and enjoy the new space complete with picnics, an ice cream van, brass band and dancing flowerpot men! This was very proud moment for everyone involved in the Aire Park journey which we were thrilled to share with you all.

And the fun didn’t stop there! Throughout the summer our park played host to the Queen of Hearts’ croquet lawn as part of the city’s Wonderland Awaits experience. An immersive adventure which sent visitors down the rabbit hole to encounter iconic scenes and familiar characters from Alice in Wonderland across Leeds city centre. There were human playing cards, flamingo croquet mallets and thankfully, no one lost their head in all the fun!

Having topped out earlier in the year, September marked the official naming of our newest commercial building – Kellstone. As well as giving this striking building a name, we also announced law firm Eversheds Sutherland as its first tenant. The firm will be moving into this brand-new commercial building in early 2027 which includes their very own roof terrace, complete with panoramic views of Leeds and our blossoming park.

As the dark nights began to draw in, we were pleased to once again be part of the city’s festival of light, Light Night Leeds. Our installation this year, Bird Passing By from Luminariste, was in keeping with the nature of the park depicting the complete movements of an airborne bird through pulses of light and sound. Plus, we were also joined by giant LED flower people and towering treemen of light, bringing a little extra magic to Light Night 2025.

Our final milestone of the year holds particular significance, as our plans for the refurbishment of Leeds’ iconic Tetley building were granted planning permission in early December. Our proposals not only guarantee the future of the 92-year-old building but also increase the building’s accessibility so that it can be used by all. Our work will see the retention of the art deco façade as well as the opening up of new areas to the public for the first time. Since we acquired the building, our plans have always been to protect and bring the full building into active use. The Tetley is a Leeds landmark, and we’re privileged to have it at the heart of Aire Park. As custodians of this important piece of the city’s history, we have been working hard to ensure we continue the building’s evolution to meet the needs of its community, while also preserving what is an important part of the city’s architectural, business and cultural history, for another century

The close of the year will of course see all of the traditional festive activities from carol singing in the lobby of 3 South Brook Street to seasonal favourites being served at The Tetley. It is the time of year to ‘eat, drink and be merry’ after all!

It is without doubt that 2025 has been a momentous year and we’d like to thank all of the teams who have been part of bringing Aire Park to life and have supported our achievements throughout the year.
